Young families flock to 'Lindarra' for a first step on the rural property ladder in Casino

July 8, 2024

Young families from town seeking a first step onto the rural real estate ladder are driving demand for properties between 50 and 150 acres in the Casino region, located in the Northern Rivers area of New South Wales.

One such property attracting these young buyers eager to transition from town to country living is the captivating ‘Lindarra,’ listed for sale by Kate Morgan, Director of Raine & Horne Rural Casino. Priced at $1,295,000, Lindarra at 198 Old Dyraaba Road, Woodview[i], is just 9 kilometres from Casino and seamlessly marries contemporary comforts with rustic allure.

It encompasses 90 acres of agricultural land and offers an exquisite three-bedroom family dwelling with an additional home office. The home features an open-plan kitchen, dining, and living area. Kate highlights the home’s well-appointed galley-style kitchen overlooking the backyard oasis, complete with a pool and deck and picturesque views. A self-contained studio within the 15m x 9m Colorbond shed also features a bathroom, laundry facilities, and a slow-combustion stove. The vendors are selling as they have decided to downsize.

The farming opportunity

This 90-acre property is ideal for a diversified farming lifestyle. It features 11 paddocks, approximately 20% of which are dedicated to hay production, while the remaining areas boast a mix of Rhodes grass and Paspalum.

The fencing is robust, comprising a mixture of timber and concrete posts with barbed wire, electric fencing, and sheep mesh. The well-developed water system includes an on-site bore driven by a windmill pumping to header tanks, which then gravity feed to a trough system, and a spring-fed dam ensuring a reliable water supply.

For those interested in sustainable living, the property includes a well-established 12m x 12m produce garden equipped with a watering system and a walk-in cool room. The property can support 25-30 cattle.

Market Insights

Kate observes that the property caters to younger families trying to transition from town to rural living, providing a stepping stone onto the land. “It also will appeal to retirees who want to downsize from larger properties but still enjoy the rural lifestyle without the responsibility of extensive land management.”

Regarding the overall market for rural property in Casino, Kate notes there is no clear trend, and it is relatively quiet. “First-time rural buyers from the local region are the most active,” says Kate.

Kate suggests that banks could help market activity by loosening lending restrictions to enable younger buyers to make purchases. “Otherwise, they may need support from the “bank of mum and dad,” which can pose challenges if they want to expand their holdings in the future.”
